Ramsin Khachi has bought a new home in Oakville and his plan is
to renovate it and flip it within a year — and he’s invited CityLine
along for the ride! In Week 29, Ramsin explains his plan for the mechanical systems.
Planning, planning, planning.
Now that Ramsin is working on the interior, foresight is key.
He and his team have begun work on the plumbing, mechanical and electrical systems of the house, and all must work with the overall vision for the interior.
"We had a really nice design done," Ramsin says, motioning to the main floor entryway from the garage. "We raised the floor in here. As soon as you walk in it’s one step higher. Couple of reasons: in the theatre, I wanted a step down so we’d have multi-tiered seating so you have good viewing.
"Also, when you get to the service areas, which is the storage areas, I wanted these areas lower. I want to create a basin, that way if there are any leaks it’s contained in here, there’s a drain, and it won’t damage the nice areas of the house," he describes.
The furnace has been tucked away into a corner.
"When it comes to the furnace, plan on a design and plan the whole way through. We’ve got a lot of main duct runs coming, some of them run through the theatre area we’re going to keep them to the sides and incorporate them into the design and we’ve got one main duct run going right up through to the attic. That’s going to feed the top of the house so we get a lot of good air movement everywhere."
